Hey there! Weāre so excited that you’re considering a stay with us. Before you make your reservation, please take a moment to read our Terms and Conditions. By booking with us, youāre saying, āYes, I accept!ā to our guidelines.
⨠Bookings and Payments:
To secure your reservation, a 10% deposit is needed through our easy and secure online booking system. Just a heads-up, this deposit is non-refundable. The remaining balance is due at least 6 weeks before your arrival, and weāll send you a friendly reminder when itās time to pay. If payment isnāt made within seven days, we may need to re-let the accommodation, so please keep us in the loop if you’re running late!
š Check-In Times:
For all accommodation units: Check-in is from 4pm. Our reception closes at 8pm. For Camping: Check-in is from 1pm, and our reception also closes at 8pm. A late check-in is available at a cost of Ā£20 between 8pm & 10pm, as we work a seven day week from early every morning 10pm is the latest no check-in’s after this time under any circumstances.Ā
Please check out before 10:00 am for Eco-Pods, Lodge & Cabins so we can keep everything sparkling clean for the next guests.

š Important Note!
We require a refundable damage deposit of £100 for each accommodation unit before check-in. This will be arranged through an email authorization sent out two days before you arrive.
For group bookings, a £100 (per accommodation unit) refundable damage deposit is also required. This will be held for up to seven days post-check-out. (Details below)
Your damage deposits will be promptly refunded on your check-out day, provided weāre happy with the inspection & cleaning.
When you book through TripAdvisor, Bookings.com, or Airbnb, your damage deposit is included with your booking and will be refunded within seven days post-departure if all is in order. If your group is all adults and same-sex, please remember to pay a £100 deposit upon check-in via bank transfer, as arranged earlier.

ā Cancellations and Refunds:
We totally understand that life can throw surprises at us! If you need to cancel, weāll do our best to re-let your holiday. If successful, weāll refund your payment minus a 10% admin fee or Ā£50 (whichever is lower). We recommend getting holiday cancellation insurance to safeguard against any losses if we canāt find a replacement. If you cancel within 8 weeks of your stay and we canāt re-let, the deposit becomes non-refundable.
In the rare event that Yurts, Lodges, or Cabins are unavailable due to unforeseen circumstances like fire or flood, we’ll gladly refund the full cost of your holiday. However, we can’t take responsibility for any additional losses. If any guest behavior is inappropriate, we reserve the right to ask them to leave immediately without a refund.
As we are nestled in the beautiful outdoors, please note that refunds are not provided due to natural occurrences like field mice or cluster flies.
āæ Accessibility:
At Oak Tree Lane, weāre dedicated to ensuring everyone has a joyful and memorable holiday! However, our lovely natural grounds can be a bit uneven, which may pose challenges for guests with mobility or learning needs.
If you have concerns about your visit because of accessibility, weād be more than happy to talk things through and find a solution.
The Wooden Eco-Pods, and camping pitches are on gentle slopes, and accessing shared kitchen and bathroom facilities means some additional walking. If you find the terrain challenging, our wooden cabins feature a stone path and no stairs, though please note that floor space is limited and some mobility is necessary.
We encourage guests who may need extra help to discuss their needs with us before booking to make sure everyone is comfortable.
Currently, we do not have Wi-Fi, but we do use solar lighting when possible. Thereās just one electric socket in the wooden cabinsāperfect for a peaceful digital detox! We know many guests find this refreshing.
We have plans to renovate our old barn into a new accessible accommodation unitāhow exciting is that? We want to offer you even more wonderful holiday choices here at Oak Tree Lane.
Through open discussions about individual needs, weāre committed to making sure all of our guests enjoy a lovely stay with us!
š§¹ Accommodation Facilities ā Cleaning:
We kindly ask you to keep your accommodation and kitchen tidy and dispose of any food waste in the bins provided to keep pesky vermin and flies away. All bins are emptied daily, and we ensure the sanitary facilities (like the shower and toilet) are kept clean.
Please remove outdoor shoes when inside your accommodation and leave it just as you found it at the end of your stay; there’s no need to clean out the wood burner (they run better with a little old ash on the bottom).
š Breakages/ Cleaning & Damage:
Accidents happenāwe totally get it! While we havenāt charged for small breakages like glasses in the past, we reserve the right to do so. Please let us know if something breaks during your stay. We offer waterproof mattress protectors; just give us a shout at booking time if youād like one (better safe than sorry!). Smoking is not permitted inside any accommodation, and a Ā£40 fee will be deducted from your deposit for extra cleaning needed.
š„ Fires:
Please rememberāfires are only allowed at the campfire site in the Yurt field. Itās essential for everyone to understand this rule. Be extra careful with the wood-burning stove, BBQs, and keep children away from them. Candles arenāt allowed in any accommodation units either.
š General Safety/Responsibility for Children:
This isnāt a perfectly paved campsite; some areas have steep or uneven terrain, which can be slippery. Please wear appropriate footwear and ensure all members of your group are aware of this. Wellies or boots work best and are easy to take off before heading inside.
We ask that all supervising adults ensure children remain safe, especially around the campfire. Each accommodation has smoke alarms, carbon monoxide detectors, and fire extinguishersāplease locate these upon arrival. An emergency hose pipe is available for use under the manhole cover by the tap in the Yurt field.
š Cars and Day Visitors:
We have limited parking, and each accommodation unit has up to two car spaces guaranteed. If you have more cars, please reach out to us, and weāll figure something out! Day visitors are allowed at our discretion, and a small fee may apply.
š³ Oak Tree Lane (Our Home):
Youāre welcome to wander around most of our beautiful farmājust please steer clear of our private garden, barns, and outbuildings. Follow the signs to make sure you’re aware of the boundaries. Feel free to walk through our fields and help us feed our lovely livestock! Please be mindful around our friendly sheep, cows, pigs, and hens; while they love people, we recommend not getting too close. Weāre always happy to share more about our farm!
𤫠Noise:
To keep our peaceful valley a happy place, we donāt allow loud music or shouting. Gentle campfire songs and acoustic guitars are welcome! When you’re inside the Yurt, the cozy felt lining helps keep sounds down, but we do have a noise curfew of 10:30 pm every night.
š¾ Dogs:
We love dogs, but unfortunately, we cannot allow any (except for service dogs).
š„ Group Bookings ā Damage/Noise Deposit:
From experience, large groups often lead to increased damage and extra cleaning. Therefore, we require a Ā£100 deposit per accommodation unit, returned within 7 days of your stay, provided everything is in good shape. We only accept large family groupsāHen or Stag parties or same-sex groups are not allowed without prior notice and may be refused check-in without a refund.
Large groups will need to sign a form confirming they understand our policies on noise.
š« Adult Only Family Groups:
While we warmly welcome adult-only groups, please remember that we strive to maintain a family-friendly atmosphere that encourages relaxation.
